Should I Get a Building Inspection or Not?

I have been asked many times how important is a building inspection? Do I really need one? This is a new building why should I have an inspection? The city said it was ok, so I dont really need an inspection, do I? It all looks good to me so why do I need to spend even more money having someone else go through it?

Here are my thoughts. Yes, you do need a building inspection. Here is why. If you went to a doctor and got a complete physical and he said everything is ok would you be upset and feel like you had wasted your money? No, you would feel good.

You are now going about the most expensive venture of your life or at least a very substantial one. Doesn’t it make sense to have a professional examine it for you who has no vested interest in telling you if something is good or bad?

I did a commercial inspection on a brand new building in Downtown Los Angeles about a year ago. It wasnt even completed but the new buyers wanted me to go through it and tell them what I thought. I had talked to them to let them know I was NOT going to be doing a code inspection. That is the cities job.

They understood this very well, they just wanted a professional, other than the current contractor or the city to look at everything and list out what still needed to be done and how well things were being done. This is not what I usually do but I agreed. I did this and found maybe $ 200,000 – $ 300,000 of work either not done or not done properly. I took many pictures and detailed my findings. I was then called in about a month later when the contractor said he was done and found about $ 20,000 – $ 30,000 still left to do or not done to professional standards. I was then called in about a month after that and found everything was done and done to professional standards. All of this cost the buyer less than $ 3,000 for this building. It was the best money they ever spent.

Usually we look at buildings that are older. The oldest so far was from the 1860s. We go through them fully. This most often takes about 1 to 3 hours using at least two building inspectors depending on size and complexity. We gather our notes and take pictures and ensure we have everything we need to put together the report back in the office.

We usually go through what we have found on the site with our client if they are present or one of their representatives. We then assemble everything back at the office and usually email the report out that same day. It could take up to 3 to 5 days later depending on the size and complexity of the site. We can usually do up to a 20,000 – 30,000 thousand sq. ft. office building in one day and get the report out that same day.

We let you know what we have found. We inform you what shape the building is in and how much you should expect to pay over the next five years on the building per industry standards.

This adorable little library is easy to build, and it’s a great way to spread the love of reading. Fill this little house with books, and encourage others to browse the selection add their own books to lend. Set the little library box up in your front yard (make sure local ordinances allow it!) to make it a neighborhood book exchange point, or place it in your workplace to encourage book discussion with your co-workers.

Just follow along with our tutorial to build your own little library box.


Materials for Little Library Box Project


  • Circular Saw
  • Jig Saw
  • Drill
  • Miter Saw


Cut List: 

  • Plywood Back/Front/Bottom Board: 3 @ 15 in. Wide x 18 in. Tall
  • Plywood Sides: 2 @ 15 in. Wide by 18 in. Tall
  • Plywood Roof: 2 @ 19 in. Wide by 12 in. Tall
  • 5 in. x 6 ft. Door Frame: 2 @ 18 in. Long
  • 5 in. x 6 ft. Door Frame: 2 @ 10 in. Long
  • 5 in. X 6 in. Door: Cut 2 @ 12⅞ in.
  • 5 in. x 6 in. Door: Cut two 2 @ 6⅞ 8 in.

Step 1: Cut Side Peaks

Start with your cut plywood sides at 15 in. x 18 in.

Measure and mark the 15 in. height line of the plywood board, then measure and mark the very center of the board.

Take a triangle tool or a ruler to draw down from the center mark to the corners at 15 in. tall to make the triangle peak of the rooftop.

Cut the peaks using a jig saw.

Step 2: Build the Door Frame

You will need a Kreg Jig for this step. Before you start drilling holes, you need to set the dimensions for the wood depth. Adjust the collar on your Kreg drill bit for wood depth. Also adjust the height on the Kreg tool. Ours is ¾ in., so we set both dimensions to meet that for accuracy.

Using the drill bit, pre-drill holes on both ends of the 10 in. boards. Lay out your frame to ensure a nice fit.

Next, use your Kreg clamp for right angles. You will adjoin all four pieces using the clamp. Start by adjoining one of the 10 in. pieces into the 18 in. piece. Repeat for the other side. Go back and screw in the remaining screws in the hole where your clamp was.

Step 3: Build the Door Frame

Repeat the process of building the door frame, but adjoin the 6⅞ in. pieces to the 12⅞ in. pieces to create the door frame.

Step 4: Build the Box

Use your Kreg Jig to drill three holes on left, right and center of the base board, side boards, and back board. Using your Kreg Pocket screws, start by attaching the base board to one of the side boards.

We used a silicone sealant in the cracks so that this little library can be set up outdoors. Be sure and add the sealant to each seam while building the frame. Repeat this until you’ve built the entire box frame.

Step 5: Mark and Pre-drill Hardware

We chose to mark and pre-drill hardware before painting.

Start by laying out your hinges against the door frame with the barrel of the hinge set against the edge for easy attachment on the box frame. Mark your hinge plate placement and pre-drill using a small drill bit.

For the outside of the frame, we chose to use a matchbox latch instead of a cabinet knob to add the vintage farmhouse style and additional functionality. The matchbox latch will help keep the door closed when the book share is placed outdoors in the elements.

Place your matchbox latch along the edge of the door frame to mark and pre-drill. For this one, we recommend holding the door frame as it would sit on the hinges and using a level for accurate placement.

Step 6: Paint

We recommend that before painting you have your frames built and ready for final attachments.

Our little library was inspired by a Key West beach house, so we wanted a very light and airy color palette. We chose Behr Marquee Golden Thread as the main color for our project with accents of Behr Marquee Pageant Green and Pure White.

Use a paint brush to apply an even coat of paint to all surfaces of the little library. You can use a foam roller for the larger surfaces, but we prefer to use a slanted short handle brush to get the paint even across the entire unit.

Allow for the paint to fully dry before moving onto the next step.

Step 8: Attach Roof

Using a brad nailer and 1¼ in. brad nails, attach the roof boards to the slanted peak of the side boards.

Start on the outsides and work your way in for a nice tight seam. Don’t forget to continue using the sealant as you attach each board.

Next, measure and cut mosaic aluminum sheeting to the size of your roof boards. Ours were 19 in. x 12 in.

Before we attached the sheeting, we chose to coat it with a white spray paint for contrast to the Pageant Green roof color. Allow for paint to dry before moving onto the next step.

When your paint has dried, use a staple gun and industrial staples to attach the sheeting to the roof. Start at your corners and work your way in, placing a few staples in the center to keep it secured in place.

Tip: We recommend attaching one roof board, then metal sheeting and overlapping the second roof board at the peak of the little library.

Step 8: Add Trim

We used scrap hobby board to add a decorative trim to our roof. Based on the angle of our roof we cut the hobby board to 11½ in. and 12 in. lengths for each side of the roof and added an 8¾ in. x 3½ in. triangle at the tops to clean up any overlap.

Before attaching the trim to the book share, apply a thin coat of your white spray paint using a sweeping motion to the trim boards. This will give a vibrant contrast to the beachy tones of the book share.

Step 9: Add Lexan Sheet to Door

Start by placing your Lexan Sheeting in the center of the door. Using a small drill bit, pre-drill through the Lexan Sheeting and into the wood of the frame for your hardware.

Once all your holes have been drilled, attach the Lexan Sheeting to the door with a Phillip’s head screw driver and small wood screws. We recommend purchasing ½ in. or smaller hardware to attach to the door frame without cracking the Lexan Sheeting. Once you have completed the attachment, be sure to add your silicone sealant around all the visible seams.

Step 10:  Add Hardware

TIP: For this project you will need to install and align two hinge plates and the two elements of the matchbox latch. We recommend following the below format for a tight alignment.

  1. Door Frame Hinge Plates
  2. Matchbox Latch Handle
  3. Base Hinge Plates
  4. Matchbox Latch Catch

Lay your book share on its back and align the hardware on the door frame with the front frame of the unit. Mark your placement when the doorframe is sitting flush as it would closed.

Check for the alignment of the matchbox latch as well before installation.

Use a small drill bit to pre-drill holes and attach your hinges with the included installation hardware.

Since you have attached the door to the unit frame, place your matchbox catch flush with the handle for the best alignment. You want to make sure that the handle will close into the catch. Mark the placement of the catch and pre-drill the holes.

Using a Phillips head screw driver and the included installation hardware, attach the matchbox catch to the unit frame of the library.

Step 10: Add Books and Enjoy!

The last thing to do is add your books you’d like to share and set the library in an easily accessible location.

Some book shares are centrally located outdoors in neighborhoods or parks, but we chose to use ours as an office book share and keep it indoors for all employees to access.

Things To Keep In Mind When Buying A New Central Air Conditioner

When buying a new AC unit, you need to remember three major things. Never purchase a unit that is over-sized, choose one that is efficient and make sure that it is properly installed.
Data revealed that a third, to at least half, oh home AC units don’t work properly because their size is not the right fit to the space they are required to operate in.

Some contractors sell AC units by at least a half ton than what the customer actually needs. Others even oversize it by more than a ton. When I say “ton” it has no reference what so ever to weight, but rather to the capacity of cooling a unit is capable of.

Once you get an over-sized AC unit, it turns on and off more frequently than required, especially during super hot days. Another thing is that you are actually overpaying for what you really need, thus you having to pay more for its power consumption.

In this case, big doesn’t equate to better, or “cooler”. Keep in mind that effectively cooling a space is about getting the right AC unit size that is proportionate to the area it needs to cool.

So to get the most out of your purchase, you need to make sure that the contractor you hired gives you the exact AC unit site. And don’t trust on experience alone and estimates. Ask your contractor to use the sizing manual used by the Air Conditioning Contractors of America (ACCA). Manuals S and J pertain to helping contractors ascertain the exact unit and size of a unit, while manual D provides information on how to design the correct ducting system for your home.

The contractor will use this manual to accurately measure the floor space of your home, note windows and how much sunlight they bring to each space, the angle at which your house faces the sun and how much sunlight it gets, as well as check the current, and needed insulation. All these data will then be entered into a formula which in turn calculates the exact amount of cooling your home needs.

Another thing to consider when getting a new AC unit is its capability of removing moisture from the air. Each model and brand has different ways on how it handles moisture. The task of your contractor would be to pick the type of unit that not only suits your home but also that of the climate your area has.

Are Wood Pellet Stoves The Greenest Home Heating Option?

The greenest heating option is one that uses the least amount energy to carry out its purpose. So if we use the mindset, less is better, then it would have to be solar energy. It is abundant, renewable and does not have any harmful bi-product. But then again, solar heating is still a bit expensive. As its power output is dependent on the number of panels a home has, what about for bigger homes. And if you’re thinking that bigger home means that its owners can afford to buy more panels, that is not always the case.

From an environmental standpoint, avoiding the use of fossil fuels if possible is always good news. But if getting a solar system to heat an entire home is not an option that is available, the next best thing would be to use wood pellet stoves.

Wood pellets stoves uses renewable fuel and is clean burning. Though they do emit carbon but the upside to them is that their carbon footprint is much lower since they are able to use compacted sawdust rather than actual trees. Yes, the sawdust you see at lumber mills can become a fuel source for pellet stoves. And since there is no way for us to entirely outlaw logging, making the most out of every tree that is being cut is better than cutting a tree to use as a fuel source.

A downside though to using wood pellets is the use of electric blowers. A blower is used to introduce air into the combustion chamber and another delivers warm air to the room. The result is a very clean combustion that emits air that has fewer pollutants compared to wood stoves that burn cordwood. But then again, the blowers are noisy and the use of electricity is an issue for hardcore environmentalists.

For central heating, a pellet boiler is advised. Burning pellets heats water and is then pushed through baseboard radiators just like in gas and oil fired systems.

The biggest advantage of a pellet boiler over the pellet stove is that less plastic is used since its pellets can be bought in bulk.

Regardless of what you choose, there is no substitute for solar power when it comes to renewable clean energy. But until the technology becomes easily available and affordable to everyone, a pellet heating system is your best option.
